There’s no denying that ‘staycations’ are rising in popularity and research has shown that, 4 in 5 people are planning a 2022 staycation in the UK. There are a number of holiday rental websites for holiday makers to browse from such as AirBnB, VRBO and HomeAway and getting your listing to stand out from the crowd may seem daunting. Here are our top tips on how to get your listings noticed.

Show potential holiday makers the full experience!

First, let's talk about the most important thing: photos! If your photos aren't up to scratch, potential guests will skip over your listing and go for one that looks more appealing. Make sure that your photos are well-lit, show off the best parts of your home, and make it clear what kind of space is available. If you haven’t already done so, consider hiring a professional photographer to help you capture the most beautiful aspects of your property.

Find that price biting point!

Next up: pricing. You want to charge as much as possible while still being competitive with other listings in your area. To do this, start by researching comparable properties in your area—what are they charging? How many reviews do they have? What's their average rating on TripAdvisor? Then set a price that's within a few pounds of theirs without going too low or too high

Create a buzz with more online presence

Don’t forget social media! Humans are naturally curious creatures and before we make a purchase we just love to use our detective skills to search the web for as much information as we can. Show your guests the full experience of what it’s like to stay at your place by posting your best photos and videos on multiple social media platforms. Shout loudly by posting positive customer feedback and encourage potential guests to engage with you by providing clear contact details.

Now you're talking my language

Finally: language! You want your listing to sound inviting and friendly without being overly sales-y or pushy. For example, instead of saying "Make yourself at home" consider something like "We hope our place makes you feel at home."
